EPC for small non-residential units (EPC sNR)
As of 2020, the energy performance certificate (EPC) for small non-residential units (EPC sNR for short) (in Dutch: EPC kNR) can be drawn up for the rental, sale and any other transfer of building units that are not intended for residential purposes, such as hospitality or commercial businesses, small offices, practices, B&Bs, etc. This EPC shows how energy-efficient a small non-residential building unit is. The EPC also contains concrete recommendations for making the building unit more energy-efficient.
From 2023, the building owner can choose to draw up an EPC for non-residential buildings (EPC NR) instead of an EPC kNR.
Conditions
The EPC sNR is drawn up for each small non-residential unit. These units have a non-residential purpose and are small (e.g. a hospitality or commercial business, a small office or a practice).
The unit itself must be small and not be part of a large non-residential whole, such as a shopping centre. The following conditions must be met:
- The usable floor area of the unit must not exceed 500m².
- The contiguous non-residential whole containing the unit must not exceed 1000m² and not contain a non-residential unit larger than 500m².
The EPC sNR is valid for ten years, but expires
- if the building unit changes purpose, e.g. from a shop, restaurant or office to a residence or vice versa
- if a new EPC is submitted.
The EPC must be drawn by a type A energy expert.
